Price negotiation, when purchasing a property.

When the time of price negotiation comes.
It is important to be wise when making an offer; always remember, that home is probably the greatest asset of the owner, in addition of having emotional value. It will be key to generate a dialogue based on empathy, objectivity and respect. When someone puts their home up for sale, they expect offers, but must be sensible; if you really want a home, and you are a serious buyer, it does not make sense to make offers well below the price of the house, it is counterproductive at the time of negotiation.
We get always asked , what is the percentage discount accepted, we would say around 5%is the average, of course always subject on various factors.
On the other hand, the seller must adjust price to the market, to accelerate the sale; and even more so, if the buyers needs a mortgage, since the appraiser will establish and compare its value with what is for sale in that specific area. It does not make any sense to publish a house above the market price, for a " just in case”, as the usual thing happening, will be that the house remains for along time for sale, and this will be a negative aspect.
